Commercial and Office Cleaning Contractors in Perth
Why Perth Businesses Choose Cameron for Commercial Cleaning
There is a difference between a building that gets cleaned and a building that is actually clean. Cameron Facilities works from documented cleaning plans, scheduled inspections and supervisors who take ownership of the result.
We clean offices, warehouses, retail stores, medical facilities, strata buildings and hotels across the Perth metro area.
Every site has a tailored cleaning scope, schedule and quality checklist, so issues are dealt with before tenants or residents need to raise them.

How Commercial Cleaning Is Priced in Perth
There are three pricing models in common use and they are not interchangeable, so the first thing to establish about any quote is which one you are holding.
- Per clean or per visit. A fixed price for a defined scope on a defined frequency. The clearest to compare, and the most common for offices and strata common areas.
- Hourly. A rate per cleaner hour. Flexible, but the buyer carries the risk, because two contractors quoting the same hourly rate can allocate very different hours to the same building.
- Per square metre. Used on larger floorplates. Useful for benchmarking, misleading on its own, because it says nothing about frequency or specification.
The single most common reason two cleaning quotes differ is not the rate. It is the frequency table behind it. One contractor has priced glass monthly and the other has priced it quarterly, and nothing on the front page tells you that. There is a fuller walkthrough in our guide on how to compare cleaning quotes properly, and our commercial cleaning services guide for Perth covers what to expect from a provider.
The Specification Is the Contract
A cleaning contract without a written specification is an argument waiting to happen. The specification should set out every area, every task within that area, and the frequency of each task. Daily, weekly, monthly, quarterly and annual all need to appear. So do the periodic items that are easy to leave out and expensive to catch up on, such as carpet cleaning, hard floor treatment, high level dusting, internal and external glass, bin chutes and bin rooms, and car park sweeping.
Where a building has been serviced without a specification for years, the first thing we do is write one, because until it exists nobody can say whether the building is getting what it pays for.
Quality Auditing, Not Complaint Handling
Most cleaning contracts are managed by complaint, which means the only measure of quality is how annoyed somebody was last week. That is a poor measure, because the areas people complain about are not the areas that carry the risk. Washrooms, kitchens and bin rooms generate the real exposure and are rarely the subject of the complaint.
We audit against the specification on a cycle, record the result area by area, and report it. A score that moves is visible before it becomes a complaint, and a contractor who knows an audit is coming performs differently to one who does not.
The Cleaners Themselves
Cleaning is a labour business and the labour is where corners get cut. When comparing quotes, ask directly whether staff are employed or subcontracted, which award and classification applies, whether the rate accounts for the penalty rates attaching to the hours actually being worked, who covers leave and absence, what induction and training staff receive, and whether police clearances are held where the building requires them. A rate that cannot support lawful wages for the hours quoted is not a saving. It is a liability that eventually becomes yours.
Consumables and Waste
Consumables are a separate cost line and should be quoted separately. Hand towel, toilet paper, soap, sanitiser, bin liners and washroom hygiene products consume at rates driven by the building's population rather than its floor area, so a fixed allowance in a growing building will run short. We quote consumables at cost plus an agreed margin with usage reported, so the line stays visible rather than absorbed.
Different Buildings, Different Problems
- Offices. Presentation and touchpoints matter most, and the clean has to work around occupancy without disrupting it. See office cleaning.
- Strata common areas. Lobbies, lifts, corridors, bin rooms and car parks, with residents present at all hours and a committee watching. See strata common area cleaning.
- Industrial and warehouse. Safety driven, with plant, forklifts and traffic management shaping when and how the work can be done. See industrial cleaning.
- Healthcare. Infection control protocols, colour coded systems and documented procedures, not a general clean with more chemical. See healthcare facility cleaning.
- Remote camps. Room turnaround against a roster, which is a different discipline again. See mining camp cleaning.
Washroom Hygiene Is Its Own Service
Washrooms are where a building is judged and where the health risk sits, and they are usually the first thing to slip when a cleaning contract is under pressure. Sanitary disposal, air care, surface sanitising, consumable replenishment and periodic deep cleaning all run on their own cycles and are worth specifying separately from the general clean. See washroom hygiene services.
What to Ask Before You Sign
- Can I see the full specification with frequencies, not just the summary?
- How many cleaner hours are allocated to this building each week?
- Are your staff employed or subcontracted, and under which award?
- Who covers leave and absence, and at whose cost?
- How do you audit quality, how often, and will I see the results?
- Are consumables inside the price or charged separately, and how is usage reported?
- What periodic work is included, and what is quoted separately when it falls due?
- What notice period applies to each of us?
Strata cleaning for apartment buildings
Strata common areas are cleaned with residents present at all hours and a council of owners watching the result. Our strata cleaning covers entries and lobbies, lifts, corridors and stairwells, car parks, bin rooms and chutes, gyms, pool surrounds and barbecue areas, plus periodic glass, carpet and pressure cleaning. Frequencies are set out area by area in the specification, so the council can see exactly what the levy is paying for. There is more detail on our strata common area cleaning page.
Where a scheme also uses Cameron for strata building management, the building manager checks cleaning standards on every visit, so cleaning and building issues are seen by the same person and reported in the same place.
Commercial cleaning for offices, retail and industrial sites
Office and retail cleaning works around occupancy, with touchpoints, kitchens and washrooms given priority because that is where the hygiene risk and the complaints sit. Industrial and warehouse cleaning is planned around plant, forklifts and traffic management. Night, early morning and weekend programs are rostered to suit each site, and periodic work such as carpet, hard floor and high level cleaning is scheduled in the specification rather than left until it is noticed. Hotels have their own page for hotel housekeeping in Perth and WA.
SiteIQ: cleaning you can see
Cleaning visits, inspections and issues are recorded in SiteIQ, the facilities management platform developed by Cameron Facilities. Cleaners clock in on site by GPS, inspection results are recorded area by area against the specification, and a photo of a reported issue goes straight to the supervisor. Property managers and strata councils see the record in their portal rather than relying on a sign off sheet in the cleaners’ cupboard.
Certified to ISO 9001, 14001 and 45001
Cameron Facilities is certified to ISO 9001 quality, ISO 14001 environmental and ISO 45001 occupational health and safety management. Our certified scope reads: “Provision of integrated facility management services, including cleaning, maintenance and building administration; village accommodation and mining camp management; asset register and building compliance management; and project delivery services”. See our certification.
Cleaning sits inside our certified quality, environmental and safety systems, which means documented procedures, trained and inducted staff, safe chemical handling and a clear process when something needs to be put right.
What is included in a commercial clean
Every quote starts with a site walk, so the final scope is written for your building. As a starting point, this is what a standard commercial clean covers, area by area.
Entries, reception and lifts
Entry glass and door handles, reception counters and shared surfaces, lift buttons, and lobby floors vacuumed or mopped.
Offices and workstations
Bins and recycling emptied, desks and shared surfaces wiped where clear, phones and touchpoints sanitised, carpets vacuumed and meeting rooms reset.
Kitchens and breakout areas
Benches, sinks and taps cleaned, appliance fronts and handles wiped, tables cleaned and floors mopped, with appliance interiors on the weekly and monthly cycle.
Washrooms
Toilets, urinals, basins and mirrors cleaned and sanitised, partitions and touchpoints wiped, floors mopped and consumables replenished. See washroom hygiene services.
Floors
Vacuuming and spot mopping on every service, with carpet cleaning, strip and seal and specialised floorcare scheduled in the specification.
Periodic and high level
High level dusting, skirtings, internal glass and partitions, external glass and pressure cleaning of entries and car parks.
Cleaning frequencies at a glance
Most of the difference between two cleaning quotes sits in the frequency table, so we put ours on the page. This is how a typical Perth office or commercial building specification is set out. Your own specification lists every area and every task with its frequency.
| Frequency | Typical tasks |
|---|---|
| Daily | Bins, washrooms, kitchens and breakout areas, vacuuming and spot mopping of traffic areas, wiping of reception and shared surfaces, and touchpoints such as door handles, lift buttons and taps |
| Weekly and monthly | Full vacuuming including under desks, dusting at height, glass partitions, kitchen appliance interiors and skirtings |
| Quarterly and annual | Carpet cleaning, hard floor treatment, high level dusting, and internal and external glass |
After hours, early morning and day cleaning
We roster cleaning around how the building is used. After hours cleaning, in the evening or overnight, gives the best result because the floor is empty, and it suits most offices and multi tenant buildings. Early morning cleaning works well for smaller floors and for retail tenancies before they open. Day cleaning puts a cleaner on site during business hours, so a spill or an empty dispenser is dealt with when it happens rather than the next night. Many sites use a mix, with the main clean after hours and a day presence for washrooms and kitchens. Weekend programs are available where the building needs them.
For after hours work our cleaners are inducted to the building and issued named access credentials, and each visit is recorded in SiteIQ with a GPS clock in on site, so there is a record of every service.
How we vet and look after our cleaning team
Cleaners hold keys to your building and work in it when nobody else is there, so who they are matters as much as how they clean.
- Every cleaner is inducted to the building before working on it.
- Police clearances are held where the building requires them, and Working with Children checks where the site requires them.
- Named access cards and keys are issued to each person, registered and audited, and access is removed the same day someone leaves the site.
- Cleaning sits under our certified ISO 45001 safety system, with trained and inducted staff and safe chemical handling.
- The same team stays on your site wherever possible, so the people cleaning it know it, rather than a rotating roster starting from scratch.
- Supervisors inspect against the written specification and the results are recorded in SiteIQ.

Commercial and strata cleaning: common questions
How is commercial cleaning priced in Perth?
Price follows the specification: the areas, the tasks and how often each one is done. For most offices and strata buildings we quote per clean on a fixed scope, with consumables shown as a separate line, after walking the site. Our guide on how to compare cleaning quotes explains what to check.
Do you clean strata apartment buildings?
Yes. Common area cleaning for apartment and mixed use strata buildings is a core service, specified area by area and reported to the council of owners and the strata manager.
Can cleaning be combined with building management?
Yes. Where Cameron Facilities also provides strata building management, the building manager checks cleaning standards on every visit and both services report through SiteIQ.
How is cleaning quality checked?
Supervisors inspect against the written specification on a set cycle. Results are recorded in SiteIQ area by area, and any shortfall is put right and reported.
Do you provide after hours and weekend cleaning?
Yes. Programs are rostered around occupancy, including evenings, early mornings and weekends.
Do you take on ongoing office cleaning contracts?
Yes. We clean offices and commercial buildings on daily, weekly or custom schedules under a written specification, with supervisor inspections and results recorded in SiteIQ.
Can you help when we move office?
Yes. We handle the end of lease clean and make good at the office you are leaving and the builders clean and ongoing cleaning at the new one. See our office relocation and make good service.
Which areas do you cover?
The Perth metropolitan area, managed from our office in Mount Lawley, with regional and remote work across Western Australia.
What is included in a standard office clean?
On every service: bins and recycling, washrooms and consumables, kitchens and breakout areas, touchpoints, vacuuming and spot mopping, and reception and shared surfaces. Weekly, monthly, quarterly and annual tasks such as dusting at height, glass, carpet cleaning and hard floor treatment are set out in the written specification.
How often should an office be cleaned?
Busy offices usually need washrooms, kitchens, bins and touchpoints done every working day, while smaller or lightly used offices may suit fewer services each week. We recommend a frequency after walking the site and set it out task by task in the specification, so you can see what each visit covers.
Are your cleaners police checked?
Police clearances are held where the building requires them, and Working with Children checks where the site requires them. Every cleaner is inducted to the building and issued named access credentials, which are removed the same day they leave the site.
Do you supply cleaning consumables?
Yes. Hand towel, toilet paper, soap, sanitiser and bin liners can be supplied. They are quoted as a separate line at cost plus an agreed margin, with usage reported, so the cost stays visible.
Which industries do you clean for?
Offices and commercial buildings, strata and residential buildings, retail tenancies, industrial sites and warehouses, medical and healthcare facilities, hotels, mining camps and remote sites, and post construction projects.
